Gangdong-gu Office Operates Online Center for Preventing “Oversized Jeonse Deposits”

Gangdong-gu Office (Head: Lee Soo-hee) announced that it will operate an online center for preventing oversized jeonse deposits aimed at protecting the property rights of residents from the nationwide surge in "oversized jeonse" rental deposits and preventing damage such as lease fraud in advance.

 

The online center provides a range of information to protect the rights of tenants and ensure the security deposit of the lease, including types and cases of "oversized jeonse" rental deposits, checklists before and after signing a lease contract, and information on Seoul's rental price consultation center that provides details about rental rates.

Gangdong-gu Office plans to provide online and offline legal services through the real estate professional consultation program, which has been in operation since 2022. Residents who need legal advice beyond the provided information can benefit from the program, which will reduce the damage to residents who are unable to receive their deposit back.

 

In addition, the district will crack down on illegal real estate brokerage activities in areas with a high rental deposit rate of 80% or more of the property value for newly-built villas and suspicious areas of illegal brokerage in order to prevent disturbance in the real estate market and jeonse fraud.

 

The purpose is to raise awareness to prevent damage to residents from jeonse scams and emphasize the responsibility and role of licensed real estate agents in conducting fair and proper brokerage for clients.

 

The main inspection contents include unlicensed brokerage, confirmation and compliance of the subject matter of the brokerage, matching of the actual transaction price of the real estate and the contract amount, and violations of other prohibited acts under the Licensed Real Estate Agents Act. The district office plans to take strict measures such as administrative sanctions and reporting to the authorities if any illegal activities are found.
